Board Meeting Minutes
June 12, 2001
Highlights
- Finance:
Jamie Kerr presented ledger of updated construction deposits. Jamie informed the board that he
would be attending the next ARB meeting to review each account for refunds, etc.
- Palm Tree Fund:
Dr. Overdyk reported that George Lisle does have funds of the homeowners that are to be
returned to the Association. The Board agreed to plant three palm trees initially to be evaluated
before purchasing trees for the entire causeway.
- Mincey Issue:
John Keener gave a brief history of Minceys intentions regarding property. John Keener
recommended that the board go forth legally to prevent Mr. Mincey from developing the property.
John Keener to contact K.Koon to research title of trailer.
Surety Bond will cost $2,000 to proceed with injunction.
Motion by Conrad Tuza for approval of $2,000 on premium of surety bond; 2 nd by John Keener.
All in favor.
- Infrastructure:
Conrad Tuza reported $4,700 was spent to patch roads and work has been completed regarding
Lot FH-06.
Mr. Tuza suggested that construction damage done to roads should not be paid by
new lot owner but by previous owner (Nichols) who actually damaged the roads.
Jamie Kerr suggested that $2,000 deposit from Nichols (previous owner) should go towards repair bill of
roads.
- Financials reported by AMCS:
- Operating Account $ 9,118.00
- Escrow $ 30,500.00
- Reserve Account $121,032.00
- CD Reserve $ 85,969.00
- Delinquents down to $ 6,300.00
- Lake Committee:
Mike Johnson reported on survey that was taken of lake and recommendations made by Aquatics
Eco-Systems, Inc.
Mike Johnson will arrange a study to be conducted by a company suggested
by Dennis Snyder. The study will be conducted at no charge according to information provided
by Dennis Snyder.
Conrad Tuza to contact Corp. of Engineers for suggestions and information
and to get a second opinion.
- Landscaping Committee:

The vacant lots were cut on June 11, which makes things look a little better.
Some of you have called about lots 36& 37, they cannot be cut, since they are
wetlands and probably look better, just the way they are.
Mr. Brown, the
contractor, who did the job was pleasant to work with and we plan to use him
again, next month. The cost of the job will be passed on to the lot owners.

557-0321, so we can be sure that we include them in the next cutting.
It is YOUR responsibility, as a lot owner, to keep YOUR lot cut.
The board has approved, additional landscaping for the front entrance on
Maybank highway, which we plan to install in September, when the weather is a
little cooler. New plants were added to the gate area, on two separate
occasions.
Suggestions are always welcome and will be duly considered, within the
current budget.
Contact your landscape committee rather than call Mr. Tucker.
July is the time to................
Re-fertilize your lawn and raise the cutting edge of your lawn mower by an
half inch, this will conserve moisture and keep the roots cooler. You may
sprig or plug bare spots now, keep well watered.
If there is no rain, water your plants regularly and adequately early in the
day.
Buds on Azaleas will form in July, so any pruning should be completed now.
Fertilize annuals every 4 to 5 weeks,Give shrubs their last fertilization
for the season. Continue to feed roses.
Watch for the first signs of insect damage. Spray with topical or systemic
insecticide. Remember to careful follow label directions.

- Lot Cutting:
Lot mowing has begun. Twenty-three lots are to be cut. Mr. Koot is in charge of this project and
will report information to AMCS to place fees on accounts.
- Budget:
$3,500. Helen Hall has met with Greg Tucker and committee and made the following
recommendations to the board. Price will be $1,450 for shrubs; $725 for palm trees.
Proposal for profits of lot cutting fees to go to the Landscaping Committee for this season only.

- Social:
Ladies Night Out was held Tuesday, May 22 nd . We went to the American Cinema Grill on King
Street for their (free admission) Ladies Night.
We will be suspending Ladies Night until September due to summer vacations.
We would like to welcome all of our new neighbors as they move into Headquarters. In the
future, we will be asking each neighbor to complete a survey that will provide their names,
addresses and phones numbers and other information that can be shared through the newsletter,
and printed in the directory.
If you know of someone who has recently moved into the neighborhood, please contact Sara
Frye (559-3793) so that we can arrange for a greeting and directory delivery.
Planning for the Annual Fall Picnic has begun. The date will again be sometime in late
September, and anyone interested in helping is asked to call Sara Frye (559-3793).
The fall party will be in October.

etc.
